System Maintenance and Repair

Why is maintaining your unit extremely important?

Regular AC maintenance is vital for efficiency, consistent cooling, and avoiding expensive repairs. Much like a vehicle, your system requires routine care. While DIY filter changes and debris clearing prevent minor issues, annual tune-ups are the "oil changes" that protect your system and ensure long-term reliability.

Spring Maintenance

Condenser Coil Cleaning

Outdoor condenser coils are constantly exposed to the elements, acting as a magnet for dust, dirt, dander, and debris. As air pulls through the system, these particles accumulate into a thick, insulating layer that obstructs vital airflow. This buildup forces your AC to work much harder to reject heat, leading to poor efficiency and diminished cooling performance. This can lead to skyrocketing energy bills and severe system strain. Over time, a dirty coil can cause overheating, ice buildup, and premature component failure, resulting in expensive repairs or total system replacement.

Capacitor / Contactor test + wiring examination

Capacitors and contactors frequently degrade due to heat, age, and electrical stress. Over time, power surges or constant cycling can fry these components or cause material breakdown. We meticulously test both to ensure they provide proper readings; for instance, a capacitor falling 10% below its rated microfarads causes motors to hum, overheat, or fail to start. This leads to short cycling, high bills, and potential compressor burnout. Similarly, a faulty contactor can cause the system to run continuously or not at all. We also ensure all electrical connections are secure and correct to prevent shorts and system failure.

Filter Check / Replacement

During normal operation, AC filters capture a constant stream of dust, pet dander, and smoke. Over time, these particles form a thick, suffocating layer that restricts airflow. To maintain air quality and efficiency, filters must be replaced every 30–90 days. A clogged filter forces the system to work harder, leading to higher energy bills, poor temperature control, and even system freezing. Beyond the mechanical strain and costly breakdowns, dirty filters recirculate allergens and musty odors throughout your home. We make sure to check the filter and replace it if necessary.

Check pressures & test cooling operations

Monitoring your AC system’s pressure is a critical indicator of its overall health, as it reveals refrigerant levels, potential leaks, and airflow restrictions. During our professional inspection, we verify that the thermostat correctly calls for cooling, the compressor and fan engage properly, and the suction line remains cold while the system exhausts hot air. These comprehensive checks are vital to prevent catastrophic compressor failure and system overheating. By catching these issues early, you ensure efficient cooling operations, lower energy bills, and a longer lifespan for your unit.

Fall Maintenance

Inspect heating elements

Maintaining your furnace’s heating elements is critical for both operational reliability and home safety. A professional inspection includes checking the heat exchanger for cracks or holes to prevent lethal carbon monoxide poisoning, ensuring burners distribute flames evenly, and cleaning the flame sensor to prevent ignition failure. We also verify the inducer motor’s function, ensure the ignitor isn’t burnt, and test the gas valve for leaks. If any single component fails, the entire system may cease to heat; more importantly, a compromised heat exchanger or gas valve poses a severe danger to your family.

Examine blower motor and other electrical connections

Blower motors are the heart of your HVAC's circulation, but they are highly susceptible to dust, pet hair, and airborne particles. When particles bypass the filter—often due to neglected changes or leaky return ducts—they accumulate on the blower wheel and motor housing. This buildup can cause the motor to overheat or seize entirely. Once seized, your system loses its ability to circulate air, resulting in weak or zero airflow, skyrocketing energy bills, and a complete system breakdown.

Test thermostat and heating operations

To ensure your comfort during the coldest months, Our technicians verify that the thermostat accurately signals the furnace to initiate the heating cycle without delay. We then monitor the complete sequence of operations—from the initial flue clearing and ignition to the final engagement of the blower motor. This meticulous verification ensures every safety and functional component is working in harmony to provide reliable, consistent heat when you need it most.

Clear out furnace drain line

In dark, moist environments, furnace drain lines are prime breeding grounds for algae, mold, and mildew. When these biological growths mix with dust and lint, they form a thick sludge that blocks PVC lines. This is often worsened by improper installation or freezing temperatures, causing water to back up into the ductwork. This leads to severe water damage to ceilings and walls, mold growth, and musty odors. To prevent system shutdowns and moisture damage, we inspect every line and use compressed air to blow out all buildup, ensuring a clear path for drainage and peak efficiency.
